Break-Ins Reported In Copperfield 

             On December 18th we had five reports from Copperfield neighbors that they had their automobile broken into.  Please be aware that this is going on and take precautions to prevent this.  Placing your vehicles in the garage and keeping your outside lights on are two simple solutions to help deter this kind of activity in our neighborhood.  Please contact the police if you see any suspicious or irregular activity in the neighborhood. 

 

Dues Increase

             By now you have seen that Copperfield has had to raise the dues in order to maintain the neighborhood at its current levels.  The issue of dues increases was discussed at every meeting over the last year.  Every one of your HOA board members has resisted such an increase and does not take this issue lightly.  Particularly in these tough economic times.  We have been successful at negotiating better terms with our major contractors over the last several years and have been able to keep our expenses in check.  We are seeing the impact of a poor economy, higher than anticipated inflation in the costs of goods and services, the increase of minimum wage from $5.45 to $7.25 (which impacts our lifeguards, landscaping, maintenance, …),  as well as a 30% increase in the cost of pool chemicals like chlorine.  

We have had heard the voices of several different neighbors.  One of the gentleman that recently ran for a HOA position shared with the current board that he thought the Copperfield dues were way too low and should be significantly raised.  Others have been more conservative and say we should cut services rather than raise dues. 

I would like to address a common question posed: How can neighborhoods like Lake Forest offer similar services as Copperfield plus include snow removal and garbage pickup?  In summary it comes down to the number of homes contributing to the infrastructure.  400 homes in Copperfield and 1678 homes (and growing) in Lake Forest.  One simple example to illustrate this is the pool.  On average our pool cost each resident approximately $122 to run while Lake Forest pools cost each resident less that $40 to run.  This same math extends to other services.  We often share financial information with neighboring subdivisions as a way to confirm our numbers and rectify any areas where we may be able to improve our position.

There is light at the end of this tunnel.  The pool loan taken out in 2001 is within 4.5 years of being paid off.  We have accelerated the payment of this loan in order to get it to this point and believe we should continue this acceleration.  This loan costs each resident about $116 per year.  Once this debt is settled and the economy returns to normal we should be in a much better position with more options.

Election Results

             Ballots were counted at the 10/27/2008 HOA meeting in the presence of all the HOA members, candidates, administrator and one interested resident.  The candidates were Bob Teta, Ron Bekebrede, Greg Thompson, Eric Bunnell, Thurman Senn and Derek Siebert.   Bob Teta, Ron Bekebrede, and Greg Thompson were re-elected to the HOA.   Bob will remain Vice President with responsibility for the pool and recreational facility, Ron will remain Treasurer and Greg will remain as the President w/ neighborhood and civic activity responsibilities.
